The land itself is 38 acers of all woods and the land will perk.

Good extreme; considering they aren't tenants that destroy the place, could be a very solid cashflow property year after year since students always need a place to live.

I have heard about REX a few times, but having a hard time finding solid information on when/where the club meets. 

On the north side we tend to send people towards HEB (Haltom City, Euless, Bedford), solid working class areas with convenient access to the airport and both Fort Worth and Dallas. 

In our neck of the woods we can build a project to between 65-75% of appraised value from the ground up including land.  

Wholesalers are always looking for solid cash buyers, so they can be very beneficial to your funnel of deals coming in.

My advice to those who are new like me, take the time out and take someone who is already in the REI businees out to breakfast/lunch if you want to get some good insight for what is going on in your neck of the woods. 

I am in this venture with my Brother In Law and we both hope to establish a solid portfolio of rental properties long term.
