I might understand your position if you were brand-new and trying to drum up business, trading pay for exposure and jobs, but once established I cannot fathom why you would want to race to the bottom.

Estate :One thing that needs to be done is having a appraisal done of the property within 6 months of date of death of the owner of the property this establishes the Value so the estate, for tax purposes, and sets the $$ amount that is be-quested to each beneficiary.

Respect the tenants who have been there the longest and give them more time to figure out if they can/want to stay at the new rate.

It's basically just the process of gentrification, so prices may level off once the neighborhoods move from being trendy to becoming established.

I have demonstrated over and over again with my sales, my brand-new renovations in established neighborhood fetch a 20% to 30% sometimes 40% premium over market comps.

Also, which processor is recommended and how is best to go about establishing that relationship? 

We've got about 25 doors in the works.Do any regional banks have a 'venture' section for young companies like ours, that have investors and real estate, but not an established financial history?
