Any advice would be greatly appreciated. it's a 2 family zoned as a 3 family which would only require light renovation and a kitchen install to bring it back to 3. 1.3k purchase price, I'm bumping to 1.32 and asking for a $20k seller concession to help cover closing costs (not reflected in spreadsheet).  

As I reflect on my first few years, here are a few tips that i have picked up along the way.

Her lease reflects that she will pay for garbage and electricity, it was signed in 2015.

This is the primary reason why rents must reflect the true value of a property.

I encourage you to find others that have had similar experiences that you can use as mentors, music that motivates you when you are down and grounds you when you’re flying high, and (like others have said) experiences you can reflect back on when you need a reminder that you are intelligent and wise and capable...because you are!

Are we just saying that the rules for mortgages don't reflect the practical ways in which they're used, so everyone just ignores them when they get in the way, and no one cares? 

I tried pricing software (maybe beyond pricing) and it really did not reflect what was happening in my area.
