Commercial Retail Space - Restaurant Tenant

Got a question for the commercial RE BPers in here.  I've got a potential opportunity to evaluate an off market deal to purchase a commercial retail property that has a restaurant tenant (focus on regional/national craft beers with tapas type food menu) in the CBD of a growing small city.  The current tenant is in the sixth month of a 5 year lease.  My question is what have been your experiences with tenants of this nature, and what aspects of due diligence do you believe may be necessary or unique for this type of tenant?
