I want to be clear though that it isn't as "turn key" as it is often presented and it will get frustrating at times having a vacant property or a late tenant and you wonder what you're paying the mgmt company for....Texas has some areas with devent sfr prices that look like they could cashflow well.

Staging

There are cost effective ways to make a house more presentable (nice aromas, flowers, ect) without staging to help sell a home but if you can afford it I would do it.But and I'm sure you agree regardless of what you do you got to make sure you get those people inside so I hope the outside is good looking (nice landscaping) if not you better work on that before doing anything (I know some know that already but a few people actually don't work on the outside to make the house look good).

My current interests are in buying/holding, but I would also be interested in the occasional flip if the right opportunity were to present itself. On a personal note, I was born and raised in central Iowa and grew up in the construction industry, as my father owned a concrete and construction business.

Because of the size and participation level, it's easier to get a sense of who's who in the room.SLREIA operates in a large seminar hall of the Salt Lake Community College making the presentations much more seminar-like.
