There is definitely a lot of information, but I was hoping to connect with a few people for some advice on becoming a Mortgage Broker, and working on my own.I have been a mortgage processor for the past 6 years, and worked in various-sized companies, from mortgage lenders to commercial to brokers.

I did estimate the ARV along the conservative side compared to the comps in the area that have been sold in the 6-12 months and are the square footage, lot size, bedrooms etc.

I do find the portion about "structural condition of the improvements" concerning.

That usually wipes out a significant portion of the profit, if not all of it. 

Best thing to do is sign up for the free trials if they still offer those and really use the system on a portion of your homes. 

I liked how semi liquid stocks are but I can find deals that have a clearly higher ROI than a good portion of my portfolio.
