There are two things to consider with that:  1) if you decide to sell it, and have shown your house as partially rented on your taxes (which you should), then capital gains tax will come into play on the rented portion.  2) For your next purchase, unless you have a lease in place for the whole home, you will have a hard time purchasing a multi-family as your next live in flip.

Is this a sale to a homeowner or investor?

Hello - relatively new investor and I'm very interested in purchasing homes in the Hamilton County, Indiana area at the local Sheriff Sales. 

I did it more for the knowledge, and so I can make purchases/sales on my own.

I would want to assign the contract, but very worried about the due on sale clause.

My job is to coach  and provide sales development experience to the team.

I've worked in advertising sales for the last 8 years and have been a home owner for 7.

@Keith Jourdan I'd love to hear the numbers, what you expect to get on the sale, holding costs, etc.

if that's  the one just west of I-95, north side of MLK, I see them go for 15-25k at tax deed sales, don't know the condition of course.
