They are in good condition but will need work as time goes on. 

One option is to go to neighborhoods where they are actively building and meet the carpenters, plumbers, hvac, electricians, that are doing the work.

@Michael Smythe they definitely made it seem like it was the best way to go lol but I’ve been down the rabbit hole too many times to now know when it seems too good to be true, that’s why I wanted to come on here and get some insight.

Other than that, I'd wait until you have a vacancy rather than 'forcing' one to facilitate a move into Section 8 tenancy.  

I've had negative experiences with a bad general contractor and a non-paying renter (leading to an eviction), so I'm being extra cautious in selecting the right lender this time.Could anyone recommend a trustworthy lender in the Los Angeles area who can guide me through this difficult time?

I have 8 cash paying tenants and 3 S8.Well, technically I now have 2 S8 because one of them had their voucher reassessed and it went to $0.There are pros and cons to the program, and you need to be aware of them all.

Also, I am not a tax expert but, you should claim all of your expenses from day one from my understanding there are many costs you can claim because of your expenses.
