Land lease income

Hello, 

I have a one acre lot in northern New Mexico with septic and electric hookups. It is on the animas river and rather secluded. It's a 15 minute drive from the main highway (i.e. not the most RV friendly drive). I am thinking I will eventually do new construction on the lot with a small rental.  In the interim, I am wondering if anyone has any ideas for generating income from it now while it sits? If so, what would be the best way to advertise this type pf setup? Zillow and similar apps don't seem to even offer land lease options. Thank you!
