Electricity, insurance, taxes, water/sewer, and gas sound about right if this is a one or two unit property, but I am guessing it is more. 50% rule with the current rent roll only gives you a $300 cash flow each month.

It might be better to miss out on the matching to lower the age where I can achieve financial freedom.3) I'm making 65K and I'm in a 3-4 year program that ends in a promotion to a salary range of 85K-95K and some really nice perks, such as $600/month to spend on a car, insurance, and gas.

We removed a large maple tree in the middle of the non existent driveway, expanded the curb cut, paved the driveway, excavated and graded the overgrown back yard, put a new roof and siding on both the the house and garage, new garage door, new garage door opener, all new electric, all new plumbing, new HVAC, new HW Heater, opened up the floor plan, all new appliances, new kitchen, new hardwood floors on 1st floor, added a 1/2 bath, converted a bedroom into an en suite master bath, installed a basement waterproofing system, brought gas to the property and more.

Another time a tenant called Friday afternoon at 5 pm to say their furnace wasn't working, we had a brand NEW gas furnace installed by noon Saturday.I pay the service companies that we use very promptly, but I demand good service and I don't call them out on weekends for minor stuff, but if there is a major problem I want it solve fast.

Even the cheapest of start-ups in the RE industry as Wholesaling still requires money to get started with signage, list, gas expenses for driving for dollars etc...If Wholesaling is definitely the route you're going to do I would recommend connecting with wholesalers on this site to find out what the cheapest and most efficient way to get started would be, ask about lessons learned, etc.. before spending any money if you have limited resources to get started.

If you take a little time, you can calculate out with a decent amount of accuracy the normal electric and gas usage you can expect and adjust your asking rent amount by such.Or find 2 tenants who are family so they can pay the bill together.
