Here are my basic questions:The house is titled in my name.

Title search will be done. 

If the OP title was "Go refinance your purchase financing into permanent financing if that was ALREADY on your 'to do' list!"

The only thing I would recommend is to use your own attorney to do the title search, never use the "free" title search provided by them.Good luck,  there are some great deals out there!

If you would rather not bother with a License, you could develop a business relationship with Agent/s who can find what you require, and who could list them for you later too.Or you could take all the same sort of actions recommended for those who can legally Wholesale in some other States - "driving for dollars", letter campaigns, you get the idea - but in Ohio, take Title unless Licensed!

I understand the title would change and legalese blah blah, but eventually the silent partner could just be basically given (eventual) control of the LLC no?

The transaction was done at an attorney's office and processed through a title company, it did not involve lenders or realtors. 

This is what makes this very tough for a homeowner to buy something to live in. as they get lazer focused and it never goes to sale. they waste time and energy chasing it.And if its LA if there is any equity at all you will have massive competition..For due diligence simply order a preliminary title report for a few hundred and that will tell you the story.. some auction sites will publish the TSG  but not all.good luck
