This is not your best option as then each unit is tied together and an exit strat becomes more time consuming and difficult to do because your lender is now the deciding factor in splitting the loan apart if you choose to sell. 

Not impossible, but you'll have your work cut out for you.

I feel like I have two options here:Rent the property:Downside: Significant capital tied into a deal that loses about -$200/month in negative cash flow.

Tie up property with low low EM  long contracts  wiggle out clauses and then attempt to market the property to others to close.. 

Only down side is your going to have to cut a hole in the wall for the Lineset as well as a hole in the roof to come out of.

How long do you want your money tied up for?

We are in a rural area so no lenders are doing hard money cash loans (so we wouldn’t tie up all our cash in this purchase).

You’ll eventually have a template PPM which will cut down on attorney time going forward but each deal has unique risks and key transaction points that need to be addressed.
