I'm a licensed Florida Realtor so I generally assist buyers and sellers directly.

The local buyer market up here is tough, most of our investors are looking for suburbs and single family but the Syracuse market is saturated with dilapidated multi family homes.

If possible always make it contingent on a buyer. 

I do have a deal in the works with a buyer seeking a VA loan.

Now like wholesaling I guess I could find a deal and refer to a note buyer, just like selling a property to an investor.

We keep getting beat out by buyers with cash offers.

I am just wanting to get a better understanding of the interaction between the wholesaler and buyer.
