I've recently been turned onto this 'Resort Condo' through our lender that owns 2 of his own. 

The unit has two units 2 bedroom 1 bath. 

I think 2-3 bedrooms will attract more people. 

But both websites show different bed rooms .

1% rule is definitely challenging to find in this market and depends on a lot of variables (price range, condition, condo vs single family, neighborhood, town, etc).Going slightly outside of Charlotte (Concord, Gatonia, etc) like @Joshua Davis did.

Doing d.d. on a 12 unit multi, built in 72, with a sloping lot and no egress, from the 6 lower units bedrooms.

I currently live in a condo with my brother (who I am looking to go into real estate with)  that is less than a year old, in a building with 20 units or so, in Coralville, Iowa.

If I was to do a condo conversation I would do 3D renderings showing all the rooms and what the place would like furnished.
