Jill Jay Renting my SFH per BR & utilities are split. When/What fee can I charge if unpaid?

If you don't specifically address utility charges, just operate on the assumption they are due along with rent and late fees are applied on the same schedule.My lease says that all payments are applied to non-rent charges first (utilities, repairs, etc.) and oldest first.

If you are looking to make this deal cashflow better you could rent it by the room instead of by the unit (I’m making the assumption they are 2+ bedrooms) or at least rent out the other bedroom in your unit if you don’t plan on spending all your time there.

Are you looking to carry the note on a property you own outright or lend on properties people are buying.You capital gain makes me think it is yours but assumption isn't the best in this world.

So then you're under the assumption that it's doesn't have lead paint.And if I remember right, the EPA has a guide on it's website, regarding lead certified contractors, and the rules around disturbance of know lead paint.
