My goals are income replacement, something to generate a solid growth and return decoupled from the Wall Street casino, insulated from the vagaries of a cyclical business in which I'm gainfully employed, maybe liquidated in 15 years to a 1.5M.  

I pay $25 for my Tri-plex w/ parking in the back for 5 cars, but I also pay $25 for each of my single family houses as well that I don't have tenants responsible for snowplowing on.

At the time my 4 plex had 1 renovated unit, 2 I planned to renovate over the summer and 1 that was in decent shape and would be renovated at a later time.

I want to do an owner-occupy four-plex and go from there.  

There is a new Casino (Wynn Casino, Boston) being constructed next door (yes, adjacent).

You end up with let's say six 4-plex all cash flowing.You can then play monopoly sell everything and trade up to an apartment complex that cash flows even more and on and on you go.

I wouldn't be opposed to going higher if we got a triplex or 4 plex so the additional income can help with the mortgage.
