I'm not sure what is required, but normally I'd say $5K is enough to deal with things that come up, especially if you are willing to be scrappy, do some work yourself, and/or have time to shop for cheaper options.  

But you can cross that bridge once you get to it.The reason you should contact 2 lenders is because getting a mortgage is just like shopping anywhere else.

Please Help as this is very new for me ( I own a few multi-families and have done all the oil tank,etc. stuff but this is very new for me).I am not looking to quibble over a few hundred dollars but in working with multi-family contractors, I've had quote difference of several thousand and have saved a lot of money shopping around.  

I drive to many miles to do the lease thing.. and the last thing I want to do is waste my time taking a car to the shop.. or be stranded or Pay one nickel other than oil change. 

Christmas does seem to be the most wonderful time of the year to go shopping for rental property.

IF you shop in the midwest then your at a much lower entry point for purchasing.Have you decided which market?
