Study your state laws, if you can accept partial payment per the law and still evict then do so otherwise I would just continue with the eviction.

To prove it was available for rent maintain your records of advertising for rent or contracts with property managers, etc.

I am doing this to prove that I know what I am doing and ultimately looking for a lender, not a partner.  

Evicting someone for non payment is the easiest to prove .  

Sure, there's some skills and strategies to employ after studying the fundamentals, but you'd be amazed at how many people get rich who just take action every day and learn to love the process.

I think most people who have studied this will agree carrying a gun brings a set of responsibility.
