hello everyone, I am new to investing and am getting my criteria in order and have come across probate investing. one thing I am confused about thus far and hope to gain clarity about is, the documents or contracts that are used in purchasing a probate property. it seems there are different purchase contracts than a standard purchase agreement and also I am seeing a letter of testamentery? as well as having to go through a judge or attorney and possibly only getting it discounted 10 percent off appraised value? maybe I am missing something? a clear concise reply with the steps including what documents are used and who you talk to and process documents with and such information as the process moves along almost a step by step would be much appreciated.
