We are using hand sanitizer and wiping down things I touch (light switches and door knobs) plus items the prospective tenants touch like handrails.We show occupied units, and typically have leases signed 5 months before the unit will be ready for the new tenant.

Those that felt the need to hoard that item (no idea why) already did and soon the stores will be stocked and a lot of people have a 4 year supply so won't be buying more soon...Probably the same with cleaning supplies, hand sanitizer, bread, milk, eggs, flour and some of the other "empty shelf" items.

It’s not a remarkable location but it is close to a highway and a turnpike, grocery store, community pool, and other other major apartments but far enough away where there’s seclusion from the other complexesHow do you suggest adding value to rationalize higher rent?

Probably best not to burn a First Time Abatement if one doesn't have to...For a small partnership that fails to file or extend by March 16, and all the partners of which timely report their distributive share of partnership items on their returns including extensions, ask your CPA about penalty abatement for small partnerships.

I will not be lending to myself but to qualified party so as not to create a prohibited transaction.My question is, since my LLC is conducting the work to originate the loan, can my LLC receive origination fees as a result of that work, appearing as a separate line item on the HUD?
