The bowl under the unfrosted window may be a turn off, also.The full size shower with no tub could be a minus unless the prospective buyer is physically challenged (low / no step-over into the shower).The door out to the balcony looks damaged.My $0.02 ...

Rehabs typically included new paint, new flooring, repair rotted bathroom subfloors, new toilet, new tub/shower surrounds, new appliances where needed and repainting kitchen cabinets when needed (some of our units had newer cabinets) and new window coverings.

Greetings -- I'm not sure if this is in the right category, but as someone who's new to non-recourse loans against a self-directed IRA, the whole concept seems very creative...Anyway, my loan application is asking for a document it describes as: LETTER FROM IRA ACCOUNT HOLDER EXPLAINING THE DETAILS OF THE LOAN REQUEST.
