I agree with your conclusion that it doesn't make sense to refi into either a higher rate mortgage or a similar-rate mortgage that you have to put money into out of your pocket.The other option is to use a non-FHA load to purchase the next property.

im her son and im living here paying the mortgage. her name is on the mortgage, but her name and my name are both on the title. im trying to pull out 100k of the equity to use for other things. no i dont have a lease i just send her the money every month and she uses it to pay the mortgage.

Home depot/lowes sells mold test kits you can use once the basement is dried out.Once you have the basement dry, the next order of business is to figure out the cause(s) of the flooding, and hopefully address those causes to prevent future floods.There are multiple potential reasons for your flooding--it could be ground water rising up from underneath the house, it could improper drainage around the house, it could be cracks in the foundation or slab, it could be water coming in through the window wells, it could be all of those things, or it could be something else entirely.

The Max you can ask for on an investment is 2% but that’s still a good chunk of money as a "credit" versus coming out of your pocket at closing.All of that above can help you not touch the majority of your cash if you have good credit and map it out in advance!

Also...in example, spending $20 to put your logo on a pair of $60 pants - even if you get the tax deduction, you likely would have had more money in your pocket to just wear normal pants without a logo.As noted - clothing should not be suitable for everyday wear in order to be a tax deduction.
