My parents are real estate agents but I just got into real estate investing over the past few years.

I’ve been doing that with a few market recently, I try to spend a week just online trying to figure out the different boundaries/different neighborhoods, what the dividing lines are, what type of housing stock is there (I only focus on post ww2 brick for instance) than figure what the yields are in these areas, and then decide if the yields are decent enough on risk adjusted basis to bother to invest.

We spend a lot of time out in Canton where we have some family. 

You are renting by the room as a structure so you should be able to get 10 percent over market rent since students are really renting a room.

Needless to say, link up with someone who owns STRs in the respective market to see how their properties have been performing over the past 2-5 years. 

For the lease, many people who self manage find a generic one for their state online, but it’s usually a good idea to have an attorney look it over or even draft one for you to make sure it’s solid and covers all the bases.
