However, our current situation is a bit unique and has a human aspect we can't overlook.The potential tenants in question are in immediate need of housing, and we have the opportunity to provide them with a safe and comfortable place to live.

I live ~2,000 miles from Detroit (in California) but invest there as my primary market (I also lived there for 5 years). 

Most of the time it is qualified by income, typically you need to make 80% or less of the area median income of where  you currently live. 

To me, when you say house hack, that means buying a property as a primary residence with a low down payment, living in it for a year, and then moving out and renting it.

I'm disgusted I have the payment page on up my screen right now, and was ready to pull the trigger waiting for my son to show up with his credit card. living up  with the very expensive price and the lack of any real support, and not refunding hard earned money.

I live in a high appreciation area and I don’t want this opportunity to pass me by.
