I don't know that market but I've done a few BRRRRs. 

The front part of the property is a house, while the daycare operates in the back.The woman currently leases the daycare space and wants to stay, but the seller is looking to offload the property because he doesn’t want to handle the updates or renovations it needs, which are significant.

Cold-calling is all but a dead-art, but the principles remain. 

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620, many blemishes, but should have no evictions in last 2 years.

I have a high-paying, but unsatisfying job.

I want to guest host BPs but so far they haven’t said anything.
