If there's high usage in one unit , you'll have a heads up to investigate that unit for a leak such as a faulty toilet flapper.

And many states only require accurate disclosure for residential, not commercial properties (not sure which Alabama is here, but sounds like no disclosure for anything required).I have had some family members purchase a residential property in Colorado where the Seller's disclosure lied about some material facts (I think they stated the plumbing was in good working order, but they had covered up a known leak that caused a lot of damage).

If the tenant contacts us about some deficiency in the unit that falls under our purveyance, i.e. leaking toilet, dead AC compressor, we send someone out to take care of it.

At the bare minimum, if roofs leak, leaky faucets, water damage and dry rot on floors, filthy carpets, worn out paint, etc. do what is expected as a property owner maintaining your investment.
