@Jeremy Salo at the end of the BP podcast there are some good book suggestions by the people being interviewed. 

I'd come up with a process to interview property managers and quantify your findings so that you could make an informed choice, should you choose to invest in RE.

I would suggest that you interview several Realtors and ask them the following questions, to ascertain if they are truly Investor Friendly, or if they are throwing you a sales pitch. 1.

One LL they interviewed was owed $10,000! 

By giving an interview with a headline like "buying a house is for suckers", it creates more publicity for him.

If this were a job posting I would be taking multiple applicants, conduct multiple interviews simultaneously without rejecting each one before moving on to the other.
