Is it illegal or unethical?

So... is it super unethical or illegal to modify a bank statement to look like we have 80k in an account to secure a deal?

It’s just there so real estate agents “stay out of realtor jail” as one of my co-workers put it.

He's a very committed worker. 

Low paid hourly workers, the target tenant pool of C Class properties, are the first to be laid off and the last to be rehired.

All are apparently essential workers and Ohio was pretty good with unemployment from what I hear, not that any of my tenants needed it. 

Most of the county workers are not fond of ADU's because they don't want them in their own neighborhoods.

Also, FWIW the income statement the listing agent provided has the water bill at an average of $339/month (very high compared to other duplexes).I think someone's running an illegal car wash!
