I have been marketing to small multi-family properties in my market (Delaware) and have wholesaled two so far.

I would suggesting looking south in the Grove City area or north of Columbus, in Delaware County.

Can't find much of useful information regarding the tax deeds in Delaware.

So here I go, answering all questions about the contract, scratching things out of the contract with no problem winning their trust.. then I got her all warmed up.. and I throw the piece de resistance in her face..

I dont take the deed in delaware, because its too much out of my pocket @ a 3% transfer tax, and its your home, after the deed is recorded.
