As long as the rent you are asking from them is consistent with your other rents, than the Housing Authority will subsidize up to that number.  

It will give you a good understanding of the system although the methods used by the author are very extreme they have very good ideas.As far as rent being guaranteed, it is not.

Continue to listen to every Podcast, go to the forums and engage in not only reading and listening but add if and when you can to create value and to establish credibility regardless of you being New or not.

Since you've had success in money raising I think personally you could pull that goal in of 100+ units much faster w/OPM since you have some experience and credibility in this area already as a property manager; and perhaps can find some partners to bolster those experiences when you start talking w/investors and lenders.
