What's the best piece of advise you'd give new RE agents?

Now I'm selling nearly 100 houses each year plus several of my own restoration projects and have been ranked among the top 50 Realtors in MN out of more than 20,000 four years running for number of homes sold, but it took a lot of thinking positive, hard work and getting out of my comfort zone.

I've aggregated my city's designs and infrastructure off their website and now I plan on tracking average selling values by neighborhoods.This is the best way I can imagine to build trends but if there is a better or easier way of doing it or if there was already an automated tracking system out there somewhere, I'd love to hear it.

That is 80% of the sales price if I target for 50K.I can always make an offer for less and see what happens to feel even more comfortable with the deal.....thoughts?
