They have setup the children LLC wrong and now they want me to put his name on the deed.  

Our children are 7, 9, 12.

like many i have in the day I was at the street level and actually talked to these folks one on one.. there are  wide variety of issues and stories.main ones are divorce.. loss of job  health garden variety mismanage. and some very sad ones the ones that really would get me is back in the pre 08 days you could have a 75 year old retire widow with her delightful adult children living in the home and talk her into refinancing it with a nija loan..

After recently retiring from the military, my wife of 25 years and our 3 children have relocated to the Savannah, GA area.

Owner left furniture in the basement and old tools etc.

When they vacated, they left lots of trash, old furniture, a ping pong table, etc in the house; mostly just garbage to be cleared out.

Home inherited by children from mother.

Since then, the tenant went to jail, and the payment didn't get made and now their children moved out, cancelled all utilities (shut off) and we have frozen pipes and lots of weather related damage. 

I was able to gain access to the property and a large amount of trash and furniture was left behind.
