So - need help deciding how to make my next step. Looking for advice.  Upon moving in the tenant provided us with a 3 month insurance policy with 100K liability ins.  Since then, the tenant went to jail, and the payment didn't get made and now their children moved out, cancelled all utilities (shut off) and we have frozen pipes and lots of weather related damage.  I called her insurance carrier to find out the policy issued was a month to month and was cancelled due to non payment. I have a date in court for damages. I have a claim into our insurance. any other suggestions?
