@Kyle Leinhart, @Brent Coombs, yup, if you get the right type of insurance (a high deductible, named perils fire policy) you can get insurance for that amount (quote in hand) in this area.For clarification, I meant maintenance/repairs would be 2% of the property value ($980), not 2% of rent ($264).

That's the type of real estate investing I have decided to pursue, I understand there are others and that I should not rule anything out but one thing I have learned in my career is, if you focus on one particular thing, you become and expert at it. p.s. sorry in advance if my introduction is wordy.

My concerns with leasing would specifically be between property owners who already have tenants in place (And i'm mostly worried about HUD type rentals) which then would require the current lease be terminated, me to come in as new lessee, then to re-lease to the current tenant as a new sublease.
