I personally am a fan of starting with SFH/Duplexes/Triplexes and working your way up into apartment buildings. 

The bad: We just completed some school, don’t yet make a significant income, and don’t have a solid 2yrs of employment history (low qualifying ability).I am a big fan of the BRRR strategy though I’ve never attempted it.

I’d recommend one where you can do paint and carpet, a few ceiling fans, spruce up the yard, and turn it for rent or resale.

Non critical items (ceiling fan, light, one stove burner, etc) is fixed within 3 days max but usually within 24 to 48 hours. 

It also needs a 110 volt power supply to run the fan.

The problem with getting a city inspector out to check it out, often they will give you one list, then when the work is completed and they do final inspection, other items suddenly pop up.Download a copy of your city regulations about housing so you know a bedroom has a window and a closet, bathroom has a fan/vent or a window, handrails on all stairways (more than 18" high), how many and location for smoke and c/o detectors, etc. 

I don’t mind paying for the right service, but I’m not a fan of leaving money on the table either.
