If you're just starting out, invest in Quick Books, and get your accountant or another investor to provide you a template that works for the type of real estate you are doing.That should hold you until you start to really rock, at which time I recommend Buildium.

I can coordinate CL-100 lettersI can coordiante many repair estimates based off measurements I take during the inspection and provide those to a variety of differnt contractors I deal with, without having to schedule them on-site.My reports come with a repair request tool for agents that really looks good, quick and easy to use In my reports I put into perspective the how severe an item found is or isn’t in attempts to aid in keeping the buyer from freaking out.

We bought our first home (already at a good price - owners were very motivated to sell quick) in Kailua in late 2016 with a loan from my parents for the down payment and have done a lot of improvements already which has upped our equity quite a bit, so at this point, we are waiting for at the very least the 2-year mark as well as a few other improvements before we sell again, and we are hoping we will make a pretty good profit, pay my parents off, and have leftover to move on to the next property.
