One, if you intend to manage everyone, you should start small, choosing some easy rehabs to cut your teeth before going after the big ones.  

There is so much information out there for you to sink your teeth into that I'm sure you'll get up to speed on the basics very soon. 

I am currently looking for my first multi-family property in Southwestern Pennsylvania to cut my teeth on before expanding my business to other regions.  

If you wont sign to agreed upon terms then you aren't serious and getting payment will be pulling teeth.

If it will be a rental then I would either go over the floors with laminate or vinyl planks or paint the floors with a  brown, black, or grey enamel paint. 

Typically these are powered coated or baked enamel finish which holds up well. 

People used to be willing to wait for a few days or week to have their new hot tub, dishwasher, disposal, washing machine, new sink, etc. installed.............Now, since you can send an email in one second, people do not want to wait more than 4 hours to get a plumber to their home, and I'm not even joking...........When people call now, they expect you to ask "What time do you want me there TODAY".A dentist can't repair every person's teeth in town on the same day.

I can see myself wanting to push to the higher end deals eventually (for stability purposes), but I would like to cut my teeth on what I can afford for now and work my way up.
