Even though it's already decided to move forward with Smarter Contact, it'd be great to hear others' experiences using Smarter Contact and to see if disabling the opt-out msg has been... detrimental or better.

When you specifically mentioned STR experience and the possibility of something with some added "personal value" bells started going off. 

Maybe the section 8 person can help advise you, but I'm certain they will give a disclaimer with anything they say that you still need to consult your own lawyer or read the rules.

As far as I have been reading, a bedroom does NOT need a closet.  

This is a hard one for people to work with since a lot of investors that do not have a lot of experience do not want to get a deal, not know the full rehab, and fear that they will lose the deal/EMD. 

In my personal experiences a lot of structural items start with bad drainage.
