Wholesale Real estate-( Beginner)

Hi, Everyone, I'm interested in wholesaling partnerships or mentorship. My name is Natalie, I'm 19 years old, Fresh out of high school. Located in Chicago, IL been wholesaling for a While Now but yet to close My first deal yet. Been stuck on doing tons of research and looking at properties but haven't put action. Because I haven't been confident on my calculations for ARV & Rehab or How exactly to fill out a contract going about things the CORRECT way. if interested in working together, or even mentoring, giving some advice, or walking me through my first deal would me supper helpful and is very appreciated. Trying to gain as much knowledge as possible before entering a market that's over saturated with too many uninformed individuals.

Hey there @Natalie Hernandez - Welcome to BiggerPockets and kudos to you for posting here about where you are at on your journey!  It's not easy to do, and I want to acknowledge that!

One of my quotes, "Repetition is the mother of learning," is that the more time you run analysis and comps, the easier it gets.  I suggest running an analysis and just sharing it here on BP.

I am also happy to hop on a call and point you in the right direction based on some of my experiences- no matter what, keep at it...this stuff takes time.
