Hey @Derek OkahashiIt is difficult to say for certain without knowing the entirety of their circumstances, but from what I do know it would seem that a 1031 would be the best route for them.Taking that equity and placing it in something a bit more cash-flow-friendly would likely yield far better COC and ROE.

Understand, these default judgments are routinely overturned here for a variety of reasons....the service wasn't served to the actual proper address, and the bank will list all kinds of reasons why it should be overturned.

@Ruben Medina, if you have $150k in equity in the condo and only cashflow $3600/year that's 2.4% Return on Equity (ROE), which is terrible.
