If you were to start over with less than 50k in the bank as a young 20-something in this market climate, what would be your first move?

This is a realistic BRRRR deal in this economic climate!

If it's already climate controlled space, building out the units isn't that difficult, provided you have loading docs, and appropriate parking and access.

Could cause tension if tenants have different climate needs.

@Brandon Sampson unfortunately the local climate in Philly will make it very difficult to get rid of this tenant through the court system.

Even local banks find that type of loan very risky, assuming may be challenging in this current climate. 

I may have been a bit less heavy handed in this current climate. 

I was thinking of flipping but the current climate is too risky. 

Also, low-e is added to different inside panes depending on whether it is northern climate or southern climate so you can ask which the company will do if you want to make sure they are doing it for your climate.
