Hi John,Some inexpensive idea to get you kick started...1) Door knocking - commit to knocking as many doors per day as you can handle2) Bandit signs - bring them with you when you go door knocking...put them out3) Put as much money as you can towards direct mail 4) Tell everyone in your world what you do, that you are looking or homes to buy = networkOnce you get a deal, beef up your direct mail.  

Y'know, this is the internet after all....You did actually say : "suffice to say that it indicates that the amount and term of lease should be agreed by the owner", so if that is true, you do have a legit beef with the PM.

Typically the more mailers you send out the lower the cost, so if you beef up your lead list a bit that could bring down your pricing.

Their focus has been in beefing up their Air BnB integration.

So for me being invited to events to give my presentations on what I like to do in the business and what has worked for me over the decades is appealing and a way of giving back and then by product is someone in the Audience will be a accredited investor who would like to learn more about my Home building business or my JV funding for BRRR's in the 8 states I do this in.
