experiences with USREEB

This company is irresponsible and shady. If you're an investor or renter, RUN! This is not worth your time, money, & emotional well-being!

I have used USREEB as my property management company from Aug of 2016 to Feb of 2018. For the 18 months that I hired them for their services, they have charged me over $11,000 for maintenance, repairs, & upkeep of this home. When I decided to sell this property & hired a real estate agent, he discovered that the home was in poor condition & wasn't able to put it on the market at the time.

The roof had missing flashing on the gable but the entire roof was replaced by contractors hired by USREEB late 2016 as they insisted that it could not be repaired.

The living room floor had soft spots under the carpet & the sub flooring was damaged. Payment was made promptly to repair the damages but new carpet & padding was just placed on top to cover the extent of damages underneath without actually repairing.

There was water leaking at the front of the home. The City of Independence stated that they have been trying to get USREEB to fix the issue for almost 2 years & I was never even notified of such issue.

The tenant moved out Aug 2017 & the property management company kept charging me utilities upwards of $400 when the property was vacant & did not/could not provide me proof or answer why.

The bottom of the kitchen sink cabinet was missing & had fungi growth that was never cleaned and replaced. Closet door that would fall out of the tracks when moved.

There are many more issues in addition to ones mentioned above & they would not provide me any proof or evidence even after emails & letters. USREEB never provided me with receipts or pictures of work done. It was always pictures of damages with emails asking for funds for repair.

USREEB has send me 13 emails over these few months wanting me to sign a contract stating that I will not report them to Better Business Bureau and give up my right to legal litigation.

The negligence of USREEB have costs me over $17,500.
