The market has a lot of strong points right now: affordable entry prices, great rent-to-price ratios, and high demand for rentals, especially in the Section 8 space.What’s even more exciting is the direction Detroit is heading.

I have a similar product in NE GA, turnkey, going in 9 cap. 

Mid-term is more likely to work in any market than STR, but I think you would be surprised at how well an STR could do if there are no other options like that in the area (think people's parents or friends coming in for the week(end)).I've seen a lot of people grimacing at the net-negative house hack (it's just a product of rates and low inventory in a lot of markets) and this is one option to try to recoup some of that loss.

That’s why I still do most of my own turns even though at one time I had over 30 units and can definitely afford not to. 

I like big TVs because they almost require 0 maintenance and are pretty affordable 

The tenant pool can be lower end in Winnipeg but if you invest in the right areas it will often qualify for CMHC financing in terms of affordability. 

The big knock is cost of living and home affordability but I never hear complaints about that from ppl coming from NY or California 😂

They will need to figure out for themselves if they can afford the increase.
