What are your real estate investing goals for 2025?
What are you looking to do in 2025 to grow, regulate, or downsize your portfolio?
I am looking to add:
- one syndication investment (not multifamily because I invested in 3 multifamily syndications in 2024)
- three turnkey rentals in the Midwest (only vertically integrated management and construction/repair turnkey)
- one mixed-use property in NJ (Main Street mixed-use is what I like with at least two retail and two residential)
- one flip in NJ (buy price between $500k and $750k, reno $200ish, profit $200k min)
I am also looking to:
- do two bathroom renovations in my personal residence (and one in my DADU over my detached garage)
- do a complete yard makeover, adding a plunge pool in my backyard
- start planning and development on a 5-acre plot of land I have near Woodstock, NY for a 4-STR grouping
I am looking to sell:
- nothing

1. Deliver the last 18 new builds in my 90 home subdivision that I developed and have built out price points 700k to 1 mil.. 10 of these are already pre sold so only 8 more lots/homes to actually sell in 2025.
2. build and sell an infill in Charleston SC on a lot we bought this year price point 900k . find at least two more in charelston and try to keep a 2 new builds a year going as long as my GC will continue to work for me there.. We had a dry spell after build about 35 new builds there over the last 10 years price points 500k to 2.5 mil.
3. Continue to expand my bareland funding for land flippers . We started in earnest last year and have done quite well with it.. CO MT WA AZ FLA TX are the markets I am funding in.. If it could build that big enough I would get out of funding BRRRR rentals.. Land flipping is SOOOOOO much eaiser .. No draws buy it sell it make the money.. My clients are killing it. ONe flip I financed for them in Winter Park CO. my client made 120 k on it in 45 days with NONE of their own money I funded 100% which is what I do for my very good established clients.
4. Continue Funding my Mid west BRRRR clients like the land if we get history I provide 100% of purchase and 100% of rehab and there is no monthly payments really helps these guys / gals scale.. Currently doing 120 or so of those funding's annually.
5. Once my Oregon Project is done end of this year Move base of operation and personal residence to my home in Vegas . Oregon Tax Burden and politics have done me in :)
6. Closed on one 27 unit apartment this year and one 10 unit just last Monday.. These are set it an forget it plays.
7. Continue to monitor the few syndication investments we made.. Thankfully I picked the right sponsor LOL. Especially after reading all the horror stories on BP of sponsors not really ready for prime time getting in trouble with cash calls or losing the investment entirely.
8. Buy a Summer home to get out of Vegas heat and be able to fish and hike and quad etc etc we love the Moutains of the west.
