Best Amenity to Add?

Hey everyone! STR/MTR PM here! Just looking to trade advice. We are always looking to add more amenities and chances to increase our guest's satisfaction at all of our units. So I have a question for my fellow hosts! What’s one feature or amenity that gets the most guest compliments? We’re always looking for that next standout touch.

Hey @Gabe Chase, Doooood. That is a tough question to answer.

In our case we get the most compliments on the lake and our kitchen. You can't add a lake but you can build out a great kitchen with everything needed to cook anything.

Every STR owner will have a different answer. Some things that would be considered a great amenity are necessities (like a pool).

So this is for guest satisfaction and not ranking or increasing bookings?  If so, I would say it is more about experience / service than amenities.  Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).  Also, what others have said, the personal touches on what is in your place (e.g. providing all the essentials instead of having people buy TP, coffee, shampoo, etc.) and the quality of those items (no tattered towels, stained sheets, etc.).  Certain amenities can drive bookings (e.g. having a hot tub) but don't necessarily improve guest satisfaction.

In our reviews our lake, pool, size of our house and location relative to everything else gets the most mentions. I don't think anyone has ever said anything about sheets, towels, Keurigs, wifi speed, tv stations, pack-n-plays, the games in the game room, the upgraded appliances, etc. I think it's going to be location specific for sure; where I am very few people hang out in the house all day long as they are usually busy hitting the parks and attractions.

The most compliments I always get on our house is that it's big enough for everyone to spread out and not feel like they're on top of each other. It's a good sized house (3000 sf) for the number of bedrooms (4), especially since it doesn't waste space on hallways and things like that.

I think it is market specific.   The property I am submitting on this week has a hot tub,  sauna, and beautiful view.

I will be adding ac, EV charger, foosball table, table tennis, billiards.  I considered adding a universal gym but will go with billiards and foosball instead.

There are more spas in this STR market than EV chargers ((only 5 or 6 units have a EV charger), yet it is about 200 miles from the nearest large metro (too far for most EV to go without a recharge).   EV charger is the highest on the list.

Our view gets the most compliments. Being dog friendly and providing some extras dog items is another favorite.

How about a towel warmer for the bathrooms. I saw a listing where several reviews were  ranting and raving about it. LOL.

There are endless amenities to choose from so if you don't have a pool/spa/view, you can certainly provide many others that guests will enjoy!

In Florida most of our compliments are of the outdoor amenities (pool, heated pool, spa) etc.

We have a discount on Helix mattresses we extend to our clients and have been getting quite a few compliments on the mattresses.  They are $1100 we get for about half price so its a win win.

For real though. We added a hot tub to our studio thats 6 blocks back from the beach and it won't stop booking. I want to add them to all mine also.

Thoughtful extras, such as welcome baskets or well-stocked kitchens with basic spices, can make a stay memorable. For larger properties, entertainment options like game rooms or arcade games are often a hit.
