So if you're looking to sell for $500k and have an in-place $225k VA loan that's going to be assumed, they need to have $275k to put down, unless you want to carry a note (I see that light bulb that just lit up over your head, OP :P ).Pragmatically, I don't think this is for buyers or buyer's agents to ask about, that would be throwing spaghetti at the wall, unless maybe the home is in a military base town.

And on the other side, I've seen some vacation rentals that are otherwise nothing special but they put in a cool wall of bold wallpaper, pay for nice furnishings and develop a vibe and they outperform their competition.

I have certainly added half baths to a renovation, but never a full bath without a MAJOR renovation (read: moving walls and reworking the whole flow of the house).

He repeatedly kept saying he was the best, and anytime I needed work he would say his contractors are the best.issues with the house: Foundations caving it with countless stress fractures and rooms sinking in with doors sticking making them nearly impossible to open. 35 years of vacancy at that house led to house walls being filled with mice... they chewed on the electrical wires and chewed holes in every wall and next to outlet covers and they chewed the entiee inner door frame from tbe walkup attic giving them easy access to walls throughout the house.

Wall Street thought we were going to get six- eight rate reductions this year we’ve seen none so far and stagflation is setting in , the Fed is trapped , if they reduce rates now , inflation could catch on fire if they increase them again too much something in the economy will break I think we’re in this holding pattern for one to two years personally, I don’t claim to be a macro economic expert, but I do study it quite a bit and I’m not counting on or expecting rates to come down anytime soon and even if they do, they’ll just be small quarter-point rate hikes not enough to make a huge difference in cashflow, so ..I either hold and if they do decrease rates, there will probably be another asset inflation bubble, which will increase my appreciation, or my cell and deploy the capital more wisely and look for some market softening and buy a good deal
