I have added the following to my lease:-Sink and drain clogs are the responsibility of the tenant-No smoking on the property (it's in the lease but I like to add it to the notes section so they can't act like I never told them)I also have a rules list separate from the lease I have tenants sign that includes any damage or repairs needed must be reported, keep things away from the water heater and furnace, don't flush random things down the toilet, the common area must be free of clutter at all times, report if a smoke detector or CO2 detector is low on batteries.

It’s usually in the spring and fall to do maintenance (batteries, turn off the outside water, replace filters, etc. but it gives an opportunity to catch any issues - both maintenance that they may not notice like failing caulk in the tubs, and also anything damaging they may be doing.
