How often to check on rental property?

Hi everyone.

For a 15-year-old townhouse, how often should I go check its condition?

Would you call and ask the tenant if there are maintenance items that need to be done?

@Paul Zhang I do a walkthrough twice a year. It’s usually in the spring and fall to do maintenance (batteries, turn off the outside water, replace filters, etc. but it gives an opportunity to catch any issues - both maintenance that they may not notice like failing caulk in the tubs, and also anything damaging they may be doing.
