Reason being, most IRA LLC facilitators charge between $1,100 and 1,500 for to facilitate the transaction and you still end up with an IRA custodian at the end of the day, even though most transactions will flow through the LLC.

The investor is obviously doing a lot of things incorrectly (and you shouldn't want to work with him), but you're also doing a lot of shady things:- No insurance- Not pulling permits- Not filling out a W9 (or charging for taxes separately)I would suggest you cut loose from this investor, but that you also examine your own business practices and make the appropriate changes there as well...

Rates could go up or down, but I haven't seen them change by much, if any.When I'm negotiating, I try to get them to not charge the application fees or reduce the origination fees.
